Plymouth Community Homes (PCH) will be delivering its first homes in Exeter after securing 48 homes at Vistry’s Matford Brook development near Alphington.
The 48 new homes, consisting of two-, three- and four-bedrooms are being purchased across a number of developments within Vistry’s wider Matford Brook site, to the South West of Exeter, which they are currently building and extending to deliver a mix of housing, green spaces and community infrastructure.
The homes within the site are located within The Hedgerows development (Bovis Homes) and Knowle Gardens development (Linden Homes).
Of the 48 homes, 17 will be made available for shared ownership purchase.
The wider Matford Brook development covers an area which extends across the boundaries of both Exeter City Council and Teignbridge District Council and is a collaboration of the District Council’s and Devon County Council working to deliver this city-shaping project. It forms part of the South West Exeter Urban Extension which will include the development of 2,500 homes.
Matford Brook is situated on the outskirts of Exeter, conveniently located near the M5 and A30 and nearby to Matford Brook Academy, a newly opened state-of-the-art school.
PCH is working with Vistry, the UK’s leading provider of mixed-tenure homes to also deliver 125 much-needed affordable homes in the north of Plymouth and has previously worked with Vistry Partnerships to deliver our regeneration in North Prospect.
Nick Jackson, Executive Director of Business Services and Development at Plymouth Community Homes, said: “We are delighted to secure 48 affordable homes from Vistry Group at the Matford Brook development near Alphington, as part of our commitment to deliver more, much-needed affordable housing, and achieving our mission of ensuring a high-quality affordable home for everyone.
“These 48 homes will be an excellent addition to the available affordable housing stock in a new area for PCH, and we’re especially pleased to be acquiring some larger three and four-bed family homes to meet local need and help more families to find a permanent home.”
Gavin Sutton, Development Manager at Plymouth Community Homes, said: “We are pleased to work with Vistry Group to develop our first homes within this area which will be a welcome addition to our housing stock as we expand within our drive to work area. We look forward to following the progress of the development as the build continues.”
Peter Sadler, Managing Director at Vistry South West, said: “We’re delighted to be working with Plymouth Community Homes and this partnership reflects our shared commitment to delivering high-quality housing that meets the needs of local people. By working collaboratively, we can ensure these homes are built efficiently and to the highest standards, adding further to the housing mix we are already providing at Matford Brook.”
The homes are under construction and are currently expected to be offered for shared ownership sale from Spring 2026.
